Ours are fitted as a complete unit: the opening is cut and trimmed, the frame is fixed square into the ceiling, the door is hung with catches or a push-latch, and the plasterboard edge is made good so it looks like it was always there. We fit uPVC hatches, which are light, insulated, draught-sealed and wipe clean, and extended timber hatches where you need a longer opening for a folding ladder or bulky storage. The choice is driven by ceiling construction, ladder type and how much room there is between joists or trusses. You can board 30sqm and fit the best ladder available, but if a suitcase will not fit through the opening the loft only ever holds small boxes. People end up renting storage or filling a spare bedroom instead. A poorly sealed hatch is a hole in your insulation line. Warm, moist air rises off the landing, passes the door and hits the cold roof space, which is one of the most common causes of condensation and musty smells in an otherwise dry loft. It also drags heat out of the house every hour of the heating season. Then there is the safety side. Loose hatch doors that drop when pushed, openings cut through a joist without trimming, and hatches sited directly over a staircase are all things we are asked to correct after someone has had a near miss. ### Common mistakes we get called out to fix - Cutting through a ceiling joist without trimming the opening back in - Enlarging an opening but leaving the ragged plasterboard edge exposed - Fitting an uninsulated, unsealed door and losing heat through the ceiling - Siting the hatch where the ladder cannot open without hitting a wall or banister - Choosing a hatch size before choosing the ladder, then discovering they do not match ## How we handle loft hatches The same five steps on every job, so you know exactly what happens and when. - 1 ### Survey and siting We check joist direction, ceiling type, landing space and ladder swing to work out where the opening should be and how big it needs to be. - 2 ### Written quote Hatch type, opening size, making-good and any ladder pairing are priced in writing before anything is cut. - 3 ### Cut and trim Dust sheets down, the opening is cut, and joists are trimmed and supported so the ceiling structure stays sound. - 4 ### Fit and seal The frame goes in square, the door is hung and adjusted, seals are set and the insulation line is closed around the opening. - 5 ### Finish and check Edges made good, catch tested, dust hoovered, and the work registered under the 10-year workmanship guarantee. ## What you get out of it ### Full-size access An opening sized for cases and boxes, not just for a head and shoulders. ### Warmer landing Insulated, draught-sealed doors stop the cold column of air that falls off an old hatch. ### Ladder-ready The opening is sized to match the ladder you are having, so the two work as one system. ### Structurally correct Openings are trimmed properly rather than simply cut through a joist and hoped for. ### Clean finish Plasterboard edges are made good so the ceiling looks finished, not patched. ### Fitted alongside boarding Hatch swaps and enlargements are usually carried out as part of the same visit as your boarding. ## Hatch types, sizes and ceiling situations Hatch work is where most loft projects either become easy or stay awkward for another decade. These are the variables we work through at survey. ### uPVC hatches Light, insulated, factory-finished and sealed, with a push-catch or turn-catch. They never warp, they wipe clean and they suit almost every standard ceiling. This is what comes as standard in our Basic package. ### Extended timber hatches Where a folding timber ladder is being fitted, or where you want to pass long, awkward items up, a longer timber opening is framed and a made-to-size door hung. This is the pairing used in our Premium and Ultimate packages. ### Enlarging an existing opening Often the frame is fine and only the size is wrong. We cut back to the next joist bay, trim the cut member into the neighbouring joists, and re-line the opening rather than starting a new hole elsewhere in the ceiling. ### Relocating the hatch If the current hatch sits over a stairwell, inside a cramped cupboard or in a spot where a ladder cannot land safely, we form a new opening in a better position and make good the old one so the ceiling reads flat. ### Insulation and draught sealing The door carries insulation and a compression seal so the ceiling's thermal line continues across the opening. This is the single cheapest fix for a cold landing in most Shropshire semis. ### Hatch position and everyday use Where the hatch sits decides how often the loft gets used. A hatch on a main landing with clear floor beneath it is used weekly; a hatch inside a wardrobe or over the stairwell is used once a year. We look at where you actually have room to stand, carry a box and set a ladder down, and we would rather form a new opening in the right place than fit a good hatch in the wrong one. ### Fire and separating ceilings Where a hatch sits in a ceiling with a fire-resisting function, a garage ceiling or a flat separating floor, the specification changes. We identify that at survey rather than fitting a standard domestic hatch into the wrong place. ## Loft Hatches: your questions answered How much does a new loft hatch cost?Hatches are included in our packages from £850 alongside boarding and a ladder. Fitted on their own, the price depends on whether we are swapping a like-for-like door, enlarging the opening or forming a new one, and is confirmed in writing at survey. How long does it take to fit?A straight swap is a couple of hours. Enlarging or relocating an opening, including making good, is usually a half to full day. Can you make my existing hatch bigger?Yes, in most homes. We cut back to the next joist bay and trim the opening properly so the ceiling stays structurally sound. Will it make a mess?There is dust when plasterboard is cut. We sheet the landing, cut carefully and hoover before we leave. What size should the hatch be?It depends on the ladder and what you plan to store. We size the opening around the ladder swing and the largest item you want to get up there, which we agree at survey. Are your hatches insulated?Yes. Both the uPVC and timber hatch doors we fit are insulated and draught-sealed to keep the ceiling's thermal line continuous.
