The symptoms are consistent: boards that flex when you stand on them, screws that have pulled loose, gaps at every edge, and insulation crushed flat underneath because everything was laid straight onto the joists. Repair work starts with lifting what is there and looking at the cause. Sometimes it is fixing: boards nailed rather than screwed, or fixed into the wrong place. Sometimes it is spacing: boards spanning too far between supports. Sometimes it is the build-up itself, where nothing was ever going to work because there was no room for insulation and boarding at the same level. We then re-level using the LoftLeg system where appropriate, re-dress the insulation to full depth and re-board with tongue-and-groove panels, screwed down so the floor stays quiet and solid. Boards spanning too far or fixed into the wrong place transfer load in ways the ceiling below was never meant to take, and the first visible sign is usually a crack across the landing ceiling or a sagging line where the plasterboard has given up. Underneath, crushed insulation is costing you money every day of the heating season. It is the invisible half of a bad boarding job: the floor looks fine, the loft is usable, and the house is quietly losing heat through a flattened layer that no longer performs. Left long enough, small problems compound. Loose boards catch and trip you when carrying boxes. Screws work up and snag. Damp trapped under boards sitting hard on insulation stains timber and ruins whatever is stored on top. Identifying which one you have is what makes the repair cost-effective. ### Boards spanning too far Loft panels have a maximum span between supports. Laid across widely spaced trusses without additional support, they flex from day one. The fix is added support or a raised leg system set out at the correct centres, not thicker boards. ### Nailed instead of screwed Nailed boards work loose with every temperature cycle and every footstep. We lift, re-lay and screw down, which also means any board can be removed later for access to a cable or pipe. ### Crushed insulation under flat boarding The most common problem we correct. The deck is lifted, LoftLegs at 175mm or 300mm are installed, the insulation is dressed back to full depth and the boards go back on top with an air gap. ### Water damage and swollen boards Tank overflows, roof leaks and condensation swell chipboard panels irreversibly. Affected boards are replaced, the source is identified, and the surrounding area checked for damp timber before anything is covered. ### Part-finished floors Half-boarded lofts with raw edges and unsupported ends are both a trip hazard and a weak point. We complete the deck, trim the edges in and make the perimeter safe. ### Edges, perimeters and trip hazards The failures people actually notice are at the edges: a board end that lifts, a gap at the perimeter a foot slips into, or a raw cut edge beside the hatch. Repairs finish these properly: ends supported, edges trimmed in, and the area immediately around the hatch left clear and solid so the first and last step of every trip into the loft is the safest part of the deck. ### Joist and timber condition Occasionally the problem is the structure rather than the boarding, historic notching for cables or pipes, or timber that has been weakened. Re-using sound boards usually keeps a repair well below the cost of a new install. How long does a repair take?We confirm how long the repair will take at survey, so you know before you book. My loft floor bounces, is that dangerous?It means load is not being carried the way it should be, and over time it can crack the ceiling below. It should be looked at rather than lived with. Can you re-use my existing boards?Usually a good proportion of them, provided they are dry and undamaged. We set sound boards aside and only replace what has failed.
