## Loft boarding for Wellington homes
Wellington sits minutes from our base, which makes it one of the quickest areas for us to reach. We cover the town centre, Dothill, Arleston, Admaston, Shawbirch, Leegomery and the streets running up towards the Wrekin, with surveys arranged Monday to Friday, 8:00am – 5:00pm.

Unlike much of Telford, Wellington is an old market town. The housing is dominated by Victorian and Edwardian terraces, interwar semis and 1950s and 60s estates, which means traditional cut roofs are far more common here than the trussed rafters found on newer parts of the borough. Cut roofs generally give better headroom and a bigger potential deck, but they also come with purlins, struts and chimney breasts to work around.

The other Wellington constant is a shortage of downstairs storage. Terraces without garages or usable outbuildings push everything into the loft, so the priority is usually a generous boarded area, a hatch wide enough for real boxes and a ladder that a nervous user will actually climb.

### Wellington at a glance

- Minutes from our Telford base

- Interwar semis with good headroom
- Terraced houses with little other storage spaceCalls answered Monday – Friday, 8:00am – 5:00pm on 07305 001639.

## Why choose The Little Loft Company in Wellington

### One of our closest areas
Wellington is a short drive from the workshop, so surveys and any follow-up visits are easy to arrange, normally within the same working week.

### Experienced in older terraces
Eight years in Shropshire lofts, a good share of them in Wellington's Victorian and interwar housing, where the roof structure is never quite what the last house had.

### Careful in occupied homes
Dust sheets on the landing, hatch opening controlled, and everything cleaned up before we go. Terrace landings are tight and we work accordingly.

### Guaranteed and insured
10-year workmanship guarantee, £1,000,000 public liability insurance and employers' liability cover.

## Typical Wellington loft problems
Older town housing brings recurring issues. Here is what we find most often in Wellington roofs.

### Purlins and struts eating the floor space
Cut roofs in Wellington's terraces carry purlins through the middle of the space with struts landing on the ceiling joists. Board across the lot without thinking and you end up with a floor you have to crawl over. Setting the deck out in zones gives you a usable area where the headroom actually is.

### Unfelted slate roofs
Many pre-war Wellington roofs were built with no sarking felt under the slates, so dust, grit and the occasional gust of cold air come straight in. Breathable lining stops the debris without sealing the roof up, which matters: an old roof needs to breathe.

### Thin insulation and cold bedrooms
Terraces and interwar semis frequently have shallow, patchy insulation that stops short at the eaves. Because heat escapes fastest at the gaps, we dress the insulation out towards the wall plate and seal the hatch as well as topping up the main area.

### Ladders that never get used
A wobbling aluminium step ladder on a narrow landing puts people off the loft entirely. A properly fitted folding ladder, sized to the landing and set to open with one hand, is usually the difference between storage you use and storage you avoid.

## How a Wellington loft job runs
The same five steps on every job, wherever you are in Shropshire.

- 1
### Call or message us
Tell us the town, the type of house and what you want the loft to do. Calls are answered by the fitter, Monday to Friday, 8:00am – 5:00pm, not a call centre reading from a script.

- 2
### In-person survey
We come out and get into the loft. We never quote from photographs, because joist spacing, insulation depth, tank position and hatch location all change the price and the plan.

- 3
### Fixed written quote
You get a clear price with the boarding area, hatch, ladder, lighting and insulation itemised. Package pricing starts at £850 (Basic), £1,350 (Premium) and £2,000 (Ultimate).

- 4
### Booked-in installation
A 25% deposit secures your date. We confirm how long your job will take at survey, dust sheets down, landing protected and everything cleared away before we leave.

- 5
### Handover and guarantee
We walk you through the ladder, the lighting and the safe loading of the deck, then hand over a 10-year workmanship guarantee. We hold £1,000,000 public liability insurance throughout.

## What loft boarding costs in Wellington
Wellington pricing starts at £850 for 10sqm of raised boarding with a uPVC hatch, aluminium ladder and LED light. Terraces around the town centre frequently suit that package because the genuinely usable area of a narrow roof is smaller than people expect. Premium at £1,350 covers 20sqm with an extended hatch and timber ladder, which fits the interwar semis around Dothill, Admaston and Arleston.

Ultimate at £2,000 adds a full insulation top-up across 30sqm and is the sensible route for older Wellington houses that are cold upstairs as well as short of storage. Every quote is written after an in-person survey, so it accounts for the purlins, the hatch position and the ladder drop in your particular house. 25% deposit to book, balance on completion.

## Loft boarding in Wellington: your questions answered
Do you work in Wellington?Yes. Wellington is one of our closest areas, covering the town centre, Dothill, Arleston, Admaston, Shawbirch and Leegomery.

How soon can you get to Wellington? It is a short drive from our base, so Wellington surveys are usually offered within the same working week, Monday to Friday, 8:00am – 5:00pm.

How much will loft boarding cost in Wellington? From £850 for the Basic package (10sqm raised boarding, uPVC hatch, aluminium ladder, LED light), £1,350 for Premium (20sqm) and £2,000 for Ultimate (30sqm with a full insulation top-up). Confirmed at the in-person survey.

Do you do emergency call-outs in Wellington? We are an installer working Monday to Friday, 8:00am – 5:00pm, not an emergency service. Completed work is covered by the 10-year workmanship guarantee and, being local, we can normally get back quickly.

Can you board a terraced house loft?Yes, and we do a lot of them. Terrace roofs are often narrow but long, so the layout matters more than in a modern semi. We plan it around the purlins and the headroom at survey.

Will a ladder fit my narrow landing? In most cases yes. We measure the landing and the swing space before recommending an aluminium or timber ladder, and we cut it to the exact drop.

Can you deal with the mess in the loft first?Yes. Loft clearance is available as a separate service: cleared, sorted and taken away before the boarding starts.

Who installs the lighting? All electrical work is carried out by a fully qualified electrician.

How do I book?Call 07305 001639 or send us the details through the contact page. A 25% deposit secures your installation date.
